Project Description
The Situation
The family who owned this Grove City property was locked in a bitter six-month probate dispute. You could see how much this house was draining them. Siblings were arguing, and they were bleeding money on taxes and upkeep for a place they couldn’t even agree on how to sell, let alone clean up.
The Condition of the House
The property itself was a nightmare. It held 50 years of accumulated stuff packed floor-to-ceiling. The backyard and deck were buried under scrap, bins, and random junk stacked five layers deep. Inside, the kitchen was covered in years of grime, and the bathroom floor had completely rotted through to the bare subfloor right beneath the toilet.
Why They Were Stuck
The core issue wasn’t just the trash—they were completely stuck. No traditional buyer was going to get a mortgage on a house with rotting floors and a yard full of debris. The family didn’t have the cash to rent dumpsters, the energy to haul 50 years of hoarding, or the legal agreement to just move on. The house had become a major neighborhood eyesore, and they just wanted out.
How We Handled It
I knew right away we had to untangle the legal mess before we could even touch the physical one. We spent six months mediating the disagreements, acting as a neutral third party to get the siblings legally aligned. Once we closed and bought the house exactly as it sat, the family walked away with their cash without having to take out a single trash bag. After they were clear, my team spent eight grueling weeks hauling out the debris to get the property down to a clean slate.
The Outcome
The family finally got their money and closed a highly stressful chapter of their lives. Once the property was completely cleared, I assigned it to a local cash investor to handle the heavy interior rehab. The immediate neighbors actually came over to personally thank us for taking on the job and getting rid of the biggest eyesore on the block.
